Bradford White (tank) or Navien (tankless) — American-made, commercial-grade units that hold up better in Las Vegas hard water than big-box store models. You're not getting a builder-grade unit.
Licensed Nevada plumber on-site. Drain and remove old unit, install new unit, all connections, temperature set, leak test. No handymen, no apprentices working unsupervised.
Clark County and City of Las Vegas both require permits. We apply electronically, coordinate the inspection, and give you a copy of the passed permit at job completion.
Nevada requires earthquake bracing on all water heaters. New flexible supply lines are standard — we never reconnect your old braided lines to a new unit.
We take it. No leaving it on the curb for you to deal with. Proper disposal included — we take old units to licensed recycling/scrap facilities.
Every tankless install includes an inline scale filter — required for Las Vegas hard water. Without it, the heat exchanger will fail in 3–4 years. This is included, not an add-on.
You'll see national articles quoting water heater replacement for $800–$1,200. Those numbers are usually unit-only estimates, or they reflect markets without permit requirements, or they assume easy soft-water installs. Las Vegas is different in a few specific ways:
Clark County and the City of Las Vegas both require permits for water heater replacement. This is non-negotiable for a licensed plumber — we can't do the work without filing. The permit process takes 1–2 business days for electronic filing; we coordinate around it. Our flat price includes permit fees and inspection coordination.
Nevada is seismically active (Clark County is in seismic zone 2B). The Nevada State Energy Code and local building codes require proper earthquake bracing / seismic strapping on all water heaters. New double-strap kits are standard on every install we do. This is a material cost that budget quotes often exclude.
For tankless installs, protecting the heat exchanger from Las Vegas hard water (16–25 GPG from Lake Mead via SNWA) requires an inline scale inhibitor. Many Las Vegas companies skip this to lower the quoted price — then you have a heat exchanger failure in 3–4 years. We include it. It's why our tankless installations have a clean track record.
Bradford White and Navien cost more than the water heaters Home Depot sells. But they also come with longer parts warranties, are designed for harder water markets, and are built to commercial quality standards. A $750 Home Depot special in Las Vegas will fail faster than a Bradford White — the hard water guarantees it.

A few possibilities: they may have gotten a unit-only price that doesn't include labor, permit, or haul-away. Not with us. We run flat pricing Monday–Saturday. A Saturday emergency — like the North Las Vegas rental property job we covered on a Saturday morning — is the same price as a Tuesday install. We don't charge weekend premiums.
For primary residences, standard tank replacement is generally not deductible. However, heat pump water heater installations qualify for the federal IRA tax credit (up to $2,000 in 2026). For rental properties, water heater replacement may be deductible as a maintenance or depreciation expense — consult your tax advisor for your specific situation.
